The 17-year-old tilt-up concrete warehouse at 2030 Afton Rd. is owned by Denver-based ProLogis Trust. Hempstead Distribution Center has 113,298 sf of bulk distribution space in a design with 22-foot clear heights and 44 loading docks. The warehouse is about four miles from Framecrafters' corporate headquarters at 1410 Campbell Rd.
Mark Lehman of Grubb & Ellis Co.'s Houston team represented Framecrafters. ProLogis used in-house broker, Kyle Patterson, to structure its side of the deal. The Colorado REIT owns 217.1 million sf in 1,716 distribution facilities worldwide, of which 30 industrial distribution properties are located in Houston.
