Advance had acquired most of the park, considered to be one of the oldest of its kind in the country, back in the year 2000. Altogether, MiddleBrook Crossroads, which in recent years has evolved as an office/flex/warehouse property, totals some 800,000 sf of space. Since then, the company has been carrying out a substantial capital improvement program to upgrade the sprawling complex.

Actually, this is both a sale and a lease transaction: Simultaneous to closing the acquisition of the UPS facility, Advance also negotiated a long-term lease renewal with UPS, which uses the entire building as a regional distribution hub. Other major space users of the overall complex, which sits at the confluence of I-287 and Route 22 and 28 in Somerset County, include the State of New Jersey, the Borough of Bound Brook, which adjoins Bridgewater, and DiFeo Lexus.

The latest acquisition, as well as the earlier deal for the rest of the park, were arranged by Advance's Gary J. Sopko, managing director of capital markets and acquisitions for the firm, and Eric R. Becher, vice president of capital markets and acquisitions. The lease renewal with UPS was negotiated by Joseph R. Romano, the firm's senior vice president and regional managing director.

"We are very pleased to have concluded the final piece of the MiddleBrook Crossroads acquisition," says Sopko. "The acquisition reflects our continued commitment in invest in quality assets in New Jersey and the Northeast in general."

"We are equally satisfied to have consummated this lease with UPS," adds Romano.
