The LYNXS Houston CargoPort, situated on about 8.7 acres, will house BAX Global in 33,418 sf and KLM Cargo/CAS-Cargo Airport Services in 30,911 sf. Air France has reserved 23,517 sf and Airborne Express, 11,138 sf.
The first in will be Airborne Express, which is planning a Feb. 1 occupancy, Heather Glencross, director of operations for the San Antonio-based LYNXS, tells GlobeSt.com. The other tenants are planning to occupy in 90 to 120 days.
Glencross characterized each of the leases as medium-term with options to extend. Glynn Mireles of the Houston office of CB Richard Ellis and Glencross represented the building owners in the lease negotiations. The tenants used in-house representation to bargain their terms, according to Glencross.
Mireles, tasked with marketing the project, said he expects "to have the facility fully leased by the end of 2003." Glencross says the 60,123 sf balance carries a quoted rent range of $8 per sf to $10 per sf.
The LYNXS facility is part of a 500,000-sf, three-building, $2-billion Bush Intercontinental Cargo Center that more than doubles the city's cargo capacity. Other projects were completed by Dallas-based Trammell Crow Co.'s Houston team and a joint venture of Aeroterm and MLR Management Inc. The City of Houston owns the land, with the developers signed to long-term ground leases.
LYNXS also is building an air cargo facility at Valley International Airport in the City of Harlingen in the Rio Grande Valley. The first phase totals 75,000 sf of cargo space on a 4 1/2-acre tract that ultimately could hold 200,000 sf.
