The tenant, a subsidiary of Stamford, CT-based XL Capital, had four buildings on its short list when it decided to keep the regional office intact in the 281,000-sf, eight-story building. Kelly Winn, managing director of Julien J. Studley Inc.'s Dallas office, tells GlobeSt.com that the reasons were three-fold: "There was an existing relationship with this landlord that was outstanding. There were internal amenities for the tenant that were beneficial and the economics."
Winn says the class A and class B office markets were extensively surveyed. "It was a good decision to stay," she added. XL America, a provider of insurance and reinsurance coverage and financial products, has been a tenant in the Uptown building for at least five years.
Winn and Greg Biggs, senior vice president, were XL America's representatives. Building owner Republic Underwriters Insurance Co. used vice president Marti Croft to structure its terms.
