Snapple was represented in the transaction by senior vice president David M. Fisher and sales associate Joseph Puleo of Weichert Commercial's Central New Jersey office, located in Piscataway. Weichert Commercial is based in Morris Plains, NJ. The terms of the lease were not disclosed.
Located at 433 Blair Road, Snapple's new distribution center is owned by the Mack Co. of Rochelle Park, NJ. Previously occupied and used for distribution by the Seaman's Furniture retail chain, the building sits on 22.4 acres of land and includes 13,500 sf of built-out office space.
For Snapple, the signing is actually a consolidation of three separate sites totaling 348,654 sf that the company has been using for distribution. All three locations have been put on the sublet market, with Weichert's Fisher and Puleo handling their disposition on behalf of the soft drink manufacturer.
The company outgrew its existing space and sought a new location to consolidate and expand its warehouse and distribution operations, according to Joe Holland, Snapple's senior vice president of operations and supply chain. "This facility will allow us to reap efficiencies from our supply chain by reducing transfer costs between facilities," Holland says. "It also allows enough room for expansion."
Of the three locations that are being vacated, the largest is a 181,000-sf building in nearby Carteret, NJ. A second building is also in Carteret, a 72,654-sf facility. The third is a 95,000-sf facility in Woodbridge, NJ, located near Snapple's new consolidated warehouse and distribution center.
