Zenith Real Estate is the building owner. Ace Schlameus and Jay Kyle, a Grubb & Ellis Co. team in Houston, lease the building and negotiated the transaction for both sides. The 17-year-old building is a 72,695-sf design that currently is 66% occupied. The office building rate runs $15.50 per sf.

The Houston-based UMRA is joining tenants such as Coastline Exploration, DelMar Systems Inc. and Belltech Enterprises Inc. The UMRA hierarchy contains three research firms, with specialty branches for general consumer and medical industries.

Last year, the Westchase market absorbed in excess of 386,000 sf to lead the city's submarkets. The area boasts an office inventory of about 16.7 million sf and a rent range of $7 per sf to $25 per sf.
