Gateway Graphics shopped the market and ended up with industrial space in Premier Place One at 3201 Premier Dr., taking almost half of a 69,000-sf building in the Las Colinas Business Center. Arthur W. Green II, managing director with the Dallas office of New York City-based Julien J. Studley Inc., tells GlobeSt.com that the search began in the spring, with Gateway Graphics looking at Premier Place One awhile back. But, it was still occupied by Sony, which ultimately decided not renew its lease.

The talks turned to Gateway after the building owner acquiesced and agreed to subdivide the single-tenant structure, Green confides. Key to the final decision is the abutting address to Gateway's headquarters and production facility at 3131 Premier Dr.

Green, the tenant's rep, brokered the terms with Robert Deptula and Nora Hogan, principals of NAI/Stoneleigh, who represent the building's owner, Greenway Investments of Dallas.

Finish-out is winding down in the 20-year-old flex building, which has been reconfigured with 15% office space for Gateway Graphics. The inbound tenant will use the location for its direct mail and fulfillment operation, which is picking up extra space in the relocation while delivering positive absorption to the hard hit Las Colinas/Irving submarket.
