Masterguard Corp. moves in Feb. 4 to 15,245 sf at 801 Hammond St., Conrad Madsen of NAI Stoneleigh Huff Brous McDowell tells GlobeSt.com. He and Trey Fricke, also in the firm's Dallas office, represented the tenant in the talks for the five-year lease. Craig Hughes of Dallas-based Holt Cos. negotiated on Koll's behalf.
Madsen says Masterguard's lease was good through March 2004, but the start of the tollway's "super connector" between two interstates forced the firm to market, with the search concentrated in Valwood and Coppell. Madsen says there were four buildings on the short list.
Koll Center Coppell's design, inside and out, helped sway the decision, according to Madsen, who's mum about the deal's economics. Finish-out is underway on the 76,797-sf, one-year-old flex building, a location that will add about 1,000 sf extra for the Masterguard staff, a direct seller of residential fire protection.
