Luke Staubitz of Klabin says the food packager was attracted to the properties for their proximity to Los Angeles International Airport and the availability of buildings approved for food handling and storage by the United States Department of Agriculture.
Staubitz, Harvey Beesen and John Boehm of the Klabin Co. represented the buyers, while Staubitz and Beesen represented US Trust, the trustee for the sellers.
The properties include a food processing facility comprising 26,800 sf on one acre at 431 Isis Ave., and a 14,300-sf cold and dry storage facility across the street at 524 Isis Ave. Kikka, which triples its capacity with the acquisitions, plans to occupy the new facilities in the second quarter and will employ approximately 65 workers at the site.
Both buildings acquired by Kikka had been occupied for more than 20 years by Overhill Farms, which recently relocated to Vernon, CA. The food processing building is a combination concrete tilt-up and concrete block structure. The storage facility is a concrete block structure featuring 24-foot interior clearance.
