Mehran Foroughi of Sperry Van Ness says the seller was the Bennett Group. Foroughi, a senior associate, and Reza Etedali, senior vice president for Sperry Van Ness, represented the Bennett Group, which is based in China. Matt Meisels of Coldwell Banker Commercial handled negotiations for the buyer, who is based in South Orange County. Foroughi notes both the buyer and the seller were both in 1031 Exchanges, a sign of the high level of exchange activity in Southern California lately.
The Good Guys building is at 820 E. Imperial Highway in the 50,000-sf Imperial/Good Guys Center, which is about 98% occupied. The location is close to the 57 Freeway and near other retail development that includes shops and restaurants. The single-story Good Guys property was built in 1974 and rehabilitated in 1992. The seller had owned it for about 10 years.
