JPI is building the 241-unit Jefferson at CityGate in the quickly growing Ball Park neighborhood near Coors Field and Lower Downtown.

JPI expects rent rates of $1.79 per sf.

Several historic buildings in the Ball Park neighborhood are being converted to technology office space, lofts, retail shopping and entertainment.

Jefferson at CityGate is being designed to seamlessly fit in with the industrial-style architecture of the neighborhood with exterior materials that combine brick, siding and metal. Interiors in select loft-style apartment homes will incorporate concrete floors and exposed ductwork and plumbing.

"Jefferson at CityGate's design incorporates elements consistent with nearby historic buildings while providing residents with the luxury amenities JPI is known for," says Brett Denton, JPI SVP and Regional Managing Partner. "This community will become part of the Ballpark neighborhood revitalization."

Jefferson at CityGate will feature a 5,000-sf clubhouse containing a business center, movie theatre, fitness center, coffee bar and resident lounge. Floor plans include a variety of studio, loft, one- and two-bedroom apartment homes, ranging from 513 sf to 1,240 sf.

Most units will feature island or bar-top kitchens, nine-foot ceilings, ceiling fans, multiple phone lines, linen closets and under-counter recessed lighting. Some units will include oversized tubs, gas fireplaces, washers and dryers, utility rooms, double vanities and built-in computer desks.
