Mike Austin of Sperry Van Ness says the building, which generated a number of purchase offers, is fully leased to the Orange County Register and the Computer Education Institute. Austin represented the seller while Ali Asgari of Century 21 represented the buyer, a locally based investment entity.

The property is one of six buildings at Pacific Corporate Park, a 167,585-sf development on the corner of highly traveled Bake Parkway and Commercentre Drive that is close to homes, shopping. and the Foothill Transportation Corridor (Route 241). The six office buildings in the development are of two-story, concrete tilt-up construction and were completed in 1999.

It's the third of three buildings within Pacific Corporate Park to change hands during the past three months. The others were the 20,564-sf 25381 Commercentre Dr. and the 20,737-sf 25341 Commercentre Dr., both of which sold for $3.25 million in deals brokered by Austin.
