The class A office building at 13760 Noel Rd. in Dallas won the nod from the acclaimed morning DJ due to its proximity to ABC Radio's Dallas offices, Jim Lob, senior vice president in Dallas for Grubb & Ellis Co., tells GlobeSt.com. The firm had been operating out of 5,000 sf in the building, but set about looking for expansion space in a move that lighted the city's entertainment circuit with the buzz.
Economics as well as location were key to closing the seven-year lease. "It was a market deal," Lob says. "There were some nice elements in there for us." Lob's not talking about what negotiations delivered, but the 248,677-sf tower in the Galleria submarket carries an advertised rate of $21 per sf.
Lob and Grubb & Ellis' Michelle Stanley represented REACH Media. Barbara Bennett of Dallas-based Trammell Crow Co. brokered the terms on behalf of the building owner, North Dallas Tower Ltd.
