While the new leases add up to 46,000 sf, Von Weise and Associates also has been hired to oversee remodeling of the lobby, elevators, plaza and signage. While lease terms were not revealed, advertised asking rates at the building range from $16 per sf to $18 per sf on a net basis.

"With slowing demand for space in the Central Loop submarket, and a rather stagnant market in general for the CBD during the last half of 2002, we were pleased with the amount of activity we saw on the property since July," says Transwestern Commercial Services SVP Tamara Kos in a statement. "One of our greatest advantages is having responsive local ownership which understands both the physical aspects of the property and changing market conditions."
