Expro American's new deal takes occupancy to 40% in the Northwest 8 Business Park, a 34-acre, two-building park along West Sam Houston Parkway North at US Highway 290. The inbound tenant will maintain the office at Westlake Park in the Energy Corridor although the industrial space comes with 10,000 sf of office area. Building owner Proterra Properties used in-house broker, Kit Dolan in Houston, to negotiate the terms. Mark Nicholas of the Houston office of Dallas-based Staubach Co. and Beth Young of Strategis-Cresa's Houston office represented Expro.
Dolan tells GlobeSt.com that Expro will get the keys to the project's smaller structure, a 42,143-sf office/service design that's now 67% leased with the signing. Proterra is asking $8.40 per sf triple net for the industrial space. Last August, Schneider Resources moved into about 25,000 sf of the structure. Dolan says activity so far this year has been "more vibrant" than Q4 2002, an indicator that it definitely could be a "turnaround year" for commercial real estate wheeling and dealing in Houston.
