TPLP Office Properties Inc., owner of the 176,977-sf Westchase Corporate Park, was represented by Debi Jones in the Houston office for Glendale, CA-based PS Business Parks. Bob Bantly in Grubb & Ellis Co.'s Houston office was tapped by the tenant to handle the negotiations for an office that serves as its hub for the Southern US.
The Westchase submarket's 27 million sf of flex space carried a 10.8% vacancy at the end of 2002, according to Grubb & Ellis. The annual average rental for the product type is $6.48 per sf triple net. There is another 500,000 sf of flex space is under construction.
