Officials of Dallas-based Trammell Crow and Whittier, CA-based Oltmans Construction Co., general contractor, say the project, which is due to be finished in June, is pushing 50% pre-leased with the sign-ups of Mountain Gear and food processor California Custom Fruits.

This phase will consist of six highly improved industrial buildings, totaling about 800,000 sf, according to Lori Woodcock, Oltmans' project manager. She says buildings will range from 59,890 sf to the 300,000-sf structure being leased to Mountain Gear. The project is just south of Arrow Highway and west of Irwindale Avenue, about two miles south of the 210 Freeway and near the 10 and 605 freeways. The park's first 86 acres support a fully leased 1.2 million sf.

Steve Hollis, vice president and development manager in Trammell Crow's Irvine, CA office, says the development is designed to target a myriad of uses including multi-tenant industrial, large industrial, office and single tenants. Phil Lombardo of Trammell Crow's Diamond Bar office is the listing agent.

Hollis reports final phase is 47% pre-leased. Besides Mountain Gear, which imports and distributes winter sportswear, California Custom Fruits has signed for an 86,650-sf building. The company, which processes fruits and custom flavors for the dairy, beverage and confection industries, will expand from existing operations in Irwindale.

Woodcock says the new buildings will be concrete, tilt-up designs with dock-high loading, 30-foot interior clearance and ESFR sprinkler systems. Designed by MacDavid Martinez Architects of Irvine, the buildings feature Spanish Mediterranean designs reflecting Irwindale's heritage, according to Dan MacDavid, partner and project architect for MacDavid Martinez.
