Neptec Optical Solutions Inc. opened its third US manufacturing site in 11,704 sf at 675 Glenville in Richardson. The firm, based in Jefferson City, TN, signed a three-year lease in the RREEF-owned building after screening 25 prospective locations in the Telecom Corridor, Scott A. Morse of Dallas-based Morse Co. tells GlobeSt.com.

Neptec is a manufacturer of fiber optic and copper assemblies and passive devices. It also has locations in Fremont, CA and Jefferson City near Nashville. The key to the Telecom Corridor, Morse says, was getting into "the backyard" of its customer base in the DFW metroplex.

Morse and Tonya Dunn, also with the Morse Co., negotiated for Neptec while Michael Peinado of Lincoln Property Co. in Dallas represented RREEF.

The Morse Co. team also brokered a three-year renewal for 8,923 sf at 10338 Miller Rd. for a 10-year tenant, Materials Analysis Inc. Kyle Valentine was the in-house rep for building owner, Trammell Crow Co.

The Atlanta-based IDI is rolling out the welcome mat for a 110,000-sf tenant, Sun Tech Computers Inc., which moves into the 360,000-sf Main Street Distribution Center at 2510 Main St. in Grand Prairie before the month ends. Coming in March will be Gardner Glass Products Inc. of North Wilkesboro, NC, which signed for 50,000 sf.

The distribution building, a May 2001 delivery, had just 87,500 filled until it cornered the Great Southwest Industrial District tenants. John Leinbaugh, IDI's vice president of marketing, said he believes the building could be filled in another six months. The inbound tenants, both inking five-year leases, will take occupancy to 70%.

Shane Clark of Dallas-based Bradford Cos. represented Sun Tech, which is relocating from 2202 E. Randol Mill Rd. Tom Walrich of Banner Commercial represented Gardner Glass, now located at 2915 E. Randol Mill Rd.

In the Fossil Creek section of Fort Worth, Kysor Panel Systems took 11,460 sf in a one-year lease for overflow storage space for a 150,000-sf manufacturing facility, situated just two miles away, Will Martin of NAI Stoneleigh Huff Brous McDowell's Fort Worth office tells GlobeSt.com. The firm, a manufacturer of doors for walk-in coolers, leased the extra space at 5650 Stratum Dr. in a deal negotiated between Martin, the tenant's rep, and David Barber, with the same brokerage firm, handled talks for the building owner, Havenor Cos.

In a 5,244-sf lease, Advanced PC took manufacturing and distribution space at 2035 Royal Lane in Dallas. Nathan Denton of Dallas' Henry S. Miller Commercial was the tenant's representative while Justin Ridnour acted for the building owner, ProLogis Realty Trust of Denver.
