The property is 100% occupied by Wells Fargo Home Mortgage, which has signed a five-year lease with CT Realty to continue occupying the building. The lease is valued at about $3.6 million. The two-story building occupies 3.4 acres in the Hunter Park area of downtown Riverside, near Chicago Avenue and the intersection of the 215 and 91 freeways.
Robert M. Campbell, president of CT Realty, says the company was attracted to the property by its location and upside potential. The property features a reflective glass and brick veneer exterior, landscaping and a 286-space, street-level parking lot. Hunter Park is also within walking distance of numerous restaurants and retail stores. David Mudge of Lee & Associates' Riverside office represented CT Realty and Wells Fargo Home Mortgage.
