American Express Travel Related Services is staying put in 66,332 sf at the 155,598-sf Regency Center, a 90%-leased building at 2901 Wilcrest Rd. in the Westchase submarket of Houston. Brandi Gawlikowski of the Houston office of Trammell Crow Co. represented American Express in the talks. The CMD Realty team consisted of Wade Bowlin and Mike Martin, a Houston-based PM Realty Group team, and Lee Moreland, vice president and regional manager in Houston for the Chicago-based CMD Realty Investors.

Moreland tells GlobeSt.com that American Express, a tenant since 1988, signed for another six years. He says the building and space generally worked for American Express although it did look around town before deciding. He says CMD put together an economic package with more benefits to sway the deal.

A 10,288-sf lease was signed for 1700 W. Loop South by Malcolm Pirnie, a White Plains, NY-based environmental engineering, science and consulting services firm. The firm OK'd a seven-year pact for the 88%-leased, 253,135-sf building in the Galleria submarket.

Moreland says Pirnie has been a tenant since 1997. The firm needed to rework its office space so the decision was made to occupy part of another floor rather disrupt its existing offices, he adds.

Chris Pulie of USI Real Estate Brokerage Services Inc. represented Malcolm Pirnie in the negotiations. Louis Crapitto, John Pruitt and Michelle Wogan, all with the Houston office of CB Richard Ellis Inc., assisted Moreland in securing the lease.
