"When we're talking about the Chicago MSA today, we're really talking about Will County," adds senior managing director and Midwest area manager Brian McKiernan.
Absorption in Will County was 5.3 million sf last year, McKiernan adds, while the rest of the Chicago market posted absorption of 4.8 million sf.
The duo claimed Will County will be the market's only industrial bright spot through 2004 in their recent development forecast to the Will Economic Network. They add vacancy should remain around 11%. While the I-55 Corridor has vacant space, Kelly points to the I-80 and I-57 corridors as hot areas now.
