The 708 Bar LLC intends to open a bar to fill the empty space of the Solar Bar at 708 Main St., Kristen Porter in the Houston office for Grubb & Ellis Co. tells GlobeSt.com. There's no word yet as to the name, but the business owner signed a 10-year lease on 5,199 sf. An April 1 opening is being eyed.
Porter represented the building owner, Spire Realty, at the bargaining table for both leases. Frank Jamea with Best Realty in Houston negotiated terms for 708 Bar LLC.The second signing will put Environ Corp. into 2,578 sf for three years. The firm plans to occupy March 1 in a relocation from Clear Lake, according to Porter.
The inbound tenant is an international technical and scientific consulting firm. Mike Vandaveer with Dallas-based Staubach Co.'s Houston office represented the tenant.The new deals take occupancy to 34% for the 1920s-era office building, which was renovated last year. The going rate is $17.50 per sf.
