The 95-attorney firm of Beirne, Maynard & Parsons re-upped for the long term, Martin Beirne, a managing partner, tells GlobeSt.com. At the beginning of April, construction will begin on the expansion space, which will include a mock courtroom, added office space for attorneys and staff as well as a resource area. Growth has been such that some staff is now housed in temporary space. The finish-out is projected to wrap up 120 days.

Beirne says the firm looked at several options, including build-to-suit. But, he says, "the timing was not right."

The final decision was tied to the glamour of the Galleria, the city's second largest office market with an inventory of 32 million sf. "It is the most dramatic area in Houston for professional space," he explains. In addition, he credits the Uptown Organization with "encouraging neighborhood growth" by bringing together a number of new residential and commercial projects.

Other decision makers leading to the lease signing were proximity to two airports, the CBD and world-class hotels plus the availability of parking. Beirne says the number of reserved parking spaces needed simply isn't available at a CBD property.

The 83.4%-leased 1300 Post Oak Blvd. is one of four office buildings in the 1.75-million-sf Four Oaks Place, owned by Lehndorff Four Oaks Place JV. Fred Whitty of Institutional Property Managers Inc. represented the building owner while Stewart Robinson of Houston's Conine & Robinson brokered the terms for the law firm, which also has a downtown Dallas office. Dave Hanusa of Trammell Crow spoke for the building owner.
