The project, to be developed by Phoenix-based Vestar Development Corp., calls for two stores no larger than 50,000 sf along with additional shop space and restaurants constructed to resemble a small village shopping area. Designed by architects Ellerman & Schick of Phoenix, the multi-million dollar project will be constructed of desert tone slate and stone offset by a tree-lined entrance made of arched stone.

The site has been a hot button of contention in this city southeast of Phoenix since 1999 when Wal-Mart proposed locating a 230,000-sf super center at that location. Hundreds of residents protested that plan, claiming that it would cause increased traffic and noise in the community. The city's subsequent decision to deny a permit for Wal-Mart's construction sparked both legal action by the retail giant and the passage of a city ordinance that regulates big box developments to specific sites.
