Greg Butcher and Blair Armstrong, managing members of Armstrong Butcher Properties LLC of Irvine, confirm Oltmans Construction Co. of Whittier, CA, has broken ground on the second phase of the project. The developers describe Corona as "a key market bridging the Inland Empire and Orange County because of its location on the border between the two markets."

The second phase will take up 2.9 acres at 355 E. Rincon St. The work began after the initial 60,000-sf, three-story office building was 100% leased. Tenants include John Laing Homes, Standard Pacific Homes, Chicago Title and Community Bank.

Darin Lee, project manager for Oltmans Construction, says the second-phase office building will be a concrete tilt-up and glass structure. An August completion is scheduled.

Designed by Lee & Sakahara of Irvine, the new office building will feature a metal entrance canopy supported by decorative steel cables leading to Herculite doors. Guy Duerwald, project manager for the architects, says the interior will feature an expansive two-story atrium lobby. Among other features will be fiber optics and a parking ratio of four vehicles per every 1,000 sf of office space.

Mark Friend and Taylor Ing of CB Richard Ellis Inc.'s Anaheim and Ontario offices, respectively, are the listing agents for the project. Ing noted the building is the only office space currently under way in the immediate market area. Corona Corporate Center is positioned at Rincon and Main streets, about a quarter of a mile from the 91 Freeway and close to I-15 Freeway.

Armstrong-Butcher Properties LLC has developed more than 20 million sf of industrial, office, retail and mixed-use projects. The firm currently is developing more than 380,000 sf feet of industrial and office buildings in four projects in Orange, Riverside and San Diego counties.
