A 12,905-sf store will open in April at Champions Village Center in the FM 1960 area of northwest Houston and a 9,000-sf location, marked with a summer opening, in New Forest Crossing at the northwest corner of East Beltway and Wallisville Road in north Houston. Meanwhile, a fall opening is planned for a 12,000-sf store at Southway Shopping Center in the southwest sector.
Adam Schiller and Geoff Henrion, both with Dallas-based Staubach Co., represent Shoe Carnival in Texas. Henrion tells GlobeSt.com that the retailer is signing 10-year leases. He says they're still looking for the fourth location.
The Beltway location and success of the retail trade area for the estimated 300,000-sf New Forest Crossing were decision makers for Shoe Carnival, Henrion says. The center's tenants include Lowe's, Ross Dress for Less and PetsMart. It also contains a shuttered Albertsons, but right across the street is the sure-fire draw of a Wal-Mart. New Forest Crossing is owned by Houston-based New Forest Partners LP, which used Dean Lane of Houston-based Boyd Page/ChainLinks as its negotiator.
The southwest submarket location will open in a 230,000-sf center at the corner of US Highway 59 and Gessner Road. The center, in the midst of a renovation, has the right synergy and soft goods mix for Shoe Carnival although build-out issues could stall the grand opening date, Henrion says. The roster includes Academy Sports & Outdoors and Ross Dress for Less. Joan Collum, an in-house broker for property owner Levcor Inc., negotiated the lease.
