The development is called Gateway Village of Novi. Included in the projectare 184 units in attached condominiums, arranged in 18 buildings. Thebuildings house from four to 16 units each, said Pierre Nona, VP of Triangle Development Inc.
"We're also going to have three separate buildings of retail, smallservice-orientated retail, about 25,000-sf," Nona told GlobeSt.com.These uses will include tenants such as ice cream stores and other shopsthat people would need nearby.
"This is an example of new urbanism," Nona said. "We're building this sothat a resident can walk to the dry cleaners, or to the many restaurants inthe Main Street area."
Main Street is a recently built project that is intended to become a focalpoint center for Novi residents. The area, marked by a movie theater andother large retail chains, is about a half mile from the Gateway Village. "The retail will feed off the residents, and the village will feed off thedraw of the retail,"Nona said.
The condos will be priced around $240,000 to $250,000, and willbe spread out around the 15.5-acre parcel.Nona said the company is partnering with N&Y Properties and Jonna Cos. ofSouthfield to build the project.
The architect is Victor Saroki andAssociates of Birmingham; the leasing agent is Landmark Commercial RealEstate Services Inc.; and the land planner is McKenna Associates Inc. ofFarmington Hills, Nona said.He also noted that the partnership have just opened up the condominium models, and twofamilies have already moved into their homes."We're still takingreservations. We're just starting our new sales season," he said.
No retail has been signed on the project, but there are meetings withpotential tenants taking place. Nona said his company is talking with an icecream store, a sandwich store and a hair salon for the first retailbuilding, set to be about 5,000-sf. Permits are still being pulled for thesecond retail building of 7,000-sf, Nona said.
