At build-out, the park will have four buildings, each about 100,000 sf. The 10570 Bissonnet building will break ground soon, John Ferruzzo of NAI Partners Commercial in Houston tells GlobeSt.com. He and NAI Partners' Will Swanson represented Bass Computers, which is planning to get its keys in six months.

Ferruzzo says Bass Computers, which also has a Dallas office, leases about the same amount of office space, but it's not contiguous at its existing Westchase address. After reviewing several options in the submarket, Bass and his client decided the configuration and a new building were a good fit. About 15,000 sf will be used for office and the balance dedicated to building computers, says Ferruzzo.

Jackson, MS-based EastGroup Properties is the owner of Techway Southwest Business Park, with Houston-based Insite Realty acting as developer and leasing agent for the project. Mike Annino of Insite represented EastGroup in the lease negotiations.
