Phelps Dunbar LLP, a New Orleans law firm, renewed 22,947 sf in the 442,000-sf building. The firm houses 25 attorneys in its space. Steve Hesse of the Houston office of Trione & Gordon ONCOR International represented Phelps Dunbar in the lease negotiations. Ronnie Martin with Houston-based Hines Interests represented the building owner, Koger Post Oak LP.
Also in the 21-year-old building, the Douglas Group, a communications and graphics firm, moved into 7,864 sf of office space. Tommy Wilson, also with Trione & Gordon, negotiated on the tenant's behalf.
Just four months ago, the Boca Raton, FL-based Koger Equity paid $102 million for the Lakes on Post Oak complex developed by Hines. At that time, the complex was 76% occupied.
