VIM Inc., which specializes in displays for conventions and large events, signed a medium-term lease for the 155,000-sf, multi-building complex at 600 Kenrick. Chris Kugle of NAI Partners Commercial in Houston says the company had space inside the Loop along Kirby Drive, but wanted to move farther north to be closer to employees' homes plus get more warehouse space.

Kugle says the new location represents a small expansion, with the space practically a 50-50 split between the office and warehouse areas. The real decision maker, he says, is that the space was built out and ready to go, according to Kugle, who steered the search of the north submarket for the tenant.

Building owner Weingarten Realty Trust of Houston used in-house broker, Mary Jo Giammalva, to craft its terms. The owner is quoting a rate in the low 60 cents per sf range for the property.
