Brett French of Property Advisers Realty Inc. in Irving tells GlobeSt.com that the space has been vacant for some time, with the last occupant being Wal-Mart in a short-term lease for additional storage during construction at one of its nearby locations. With the new deal, Venture Tech has a block of 7,995 left to fill before the "no vacancy" sign goes out front. Mystic Tan was the third lease signed in three months to fill about 33,000 sf in the stand-alone building owned by Madison Realty Investors of Dallas.
Mystic Tan took the flex space "as is" to drive an immediate move-in for the overflow from its main location at 2387 Midway Rd. "It was a pretty cut-and-dry deal," says French, the only broker on the deal. ""They got a good market rate.
