BPG plans three phases of development on a speculative and build-to-suit basis that will culminate in a multi-building office/R&D complex with an aggregate of approximately 475,000 sf. It will begin roadway and infrastructure development this spring.

Phase I, New Britain Corporate Center, will consist of three two-story office buildings totaling 154,000-sf on three separate lots with frontage along Country Line Road. Plans are fully approved by the township and BPG is set to break ground as soon as a built-to-suit or pre-lease prospect is secured.

Phase II, New Britain Science & Technology Center, will contain four buildings totaling about 160,000 sf of office and laboratory space.

Phase III, New Britain Corporate Commons, is designed to accommodate 10 single-story, build-to-suit facilities surrounding a central courtyard. This site is next to the Phase I corporate center and will have an aggregate of approximately 150,000 sf.

New Britain Township has seen a 30% population increase over the past decade, and household incomes there exceed the U.S. average. BPG's property is near the intersection of County Line Road and U.S. 202 where a bypass is planned between Doylestown and Montgomeryville, PA, routes 611 and 309, respectively, which will provide even greater access to Philadelphia and the surrounding areas.
