The firm's lease on the 18th floor of the 21-story, 389,503-sf building brings occupancy levels to 93% for the 221 W. Sixth St. property, Bill Gump, with the Austin office of Fort Worth-based Crescent Real Estate Equities Co., tells GlobeSt.com. The move places Energy Worx, a subsidiary of Texas Service Gas Co., on the list of well-known building tenants, including Morgan Stanley, Smith Barney, Bank One, Texas Mutual Instruments, and the University of Texas.
"It's a wonderful building, centrally located and was a good deal," Kathy Carr of Commercial Texas, who represented the tenant, tells GlobeSt.com. Carr, along with Michael Kennedy, also with Commercial Texas, negotiated the transaction for Energy Worx.
Office space rents for $24 per sf, full service, Gump said. He represented the building's owner, a joint venture between Crescent and General Electric Pension Fund.
