Quincy, MA-based The Grossman Cos. Inc. is spearheading the project through its development entity, 150 McClellan Highway LLC. The company received approval from the Boston Redevelopment Authority as well as the city's Conservation Commission, and developed the project with the city's appointed Impact Advisory Group which consists of neighbors and other interested parties.
The redeveloped structure will sit on the old structure's footprint, but will have two additional floors. According to Dana Wolfe, director of acquisitions and finance for The Grossman Companies, there will be 1,187 self-storage units in 138,373 sf. The average unit size will be about 95 sf and there will be both drive-up and multi-story access as well as computer-controlled access, video surveillance, alarms and a rental/security office.
"By using architectural siding and colorful glass and block on the exterior along with appropriate plantings, we hope to greatly enhance the property's appearance," she says.Construction is expected to begin this summer.
The building was built in the 1960s and was home to BelleSteel Industries and Riverside Metals until manufacturing stopped on the site in 2000.
The area's industrial market remains relatively healthy although many local brokers attribute its strength to the fact that the market was not overbuilt in the high tech heydays of the late 1990s. On the contrary, much of the area's industrial space has led to a dearth of large, modernized facilities in or near the city.
