The largest space taker in the stack is a 66,668-sf tenant, Chicago-based Berlin Packaging LLC, which is moving across Interstate 30 to Atlanta-based IDI's Pinnacle Building G from Turnpike Distribution Center. John Leinbaugh, IDI's vice president in Dallas, tells GlobeSt.com that the new deal takes the building to 45% occupancy, but there's a contract in hand to fill the 133,000-sf balance. No details as yet, but stay tuned, he says.

Berlin Packaging signed a five-year lease, with a plan to occupy in October, according to Leinbaugh. Ken Boyd of Jackson & Cooksey in Dallas represented Berlin Packaging.

Settling into 18,300 sf is Cates Control Systems Inc., a locally based engineering and software business with light manufacturing needs. Cates is the first tenant signed for an 83,350-sf building at 4001 Plano Parkway in building G of the Plano Business Park. Greg Fail of McNeff Cos. in Dallas represented the tenant in the five-year signing structured by Leinbaugh for IDI.

April 1 is the move-in date for O&P Designs Inc., a prosthetic and orthopedic equipment manufacturer, which took 3,420 sf at the Northwest Service and Tech Center at 10555 Newkirk in Dallas in a long-term contract crafted by Brett French of Property Advisers Realty Inc. of Irving. He negotiated for the building owner, Madison Realty Investors of Dallas, and Rob Exline of Insignia/ESG's Dallas office handled talks for the tenant, who also has locations in Garland and 10525 Newkirk.

Fast-TRAK Construction Inc. of Dallas is doing O&P Designs' finish-out, French says. The Northwest business park is a five-building complex, totaling 155,109 sf, that's now 92% occupied.

CTS Distribution, a subsidiary of Cometal Engineering in Italy, took 3,135 sf at Capital Tech Center, a 52,517-sf property at 1611 N. Interstate 35E in Carrollton. The medium-term lease takes occupancy to 99%, says French, who represented the building owner, El Monte Air Partnership Ltd. of California. Greg Martin of Warehouse Properties in Dallas negotiated for the tenant, a parts distributor for aluminum extruder machines.

Also finalizing a medium-term lease was Pro-Techs Professional Service Techs Inc., which moved into "as-is" space at Northwest Service and Tech Center. French brokered the 2,548-sf lease for the building owner while Shannon Brown in the Dallas office of Cushman & Wakefield of Texas Inc. bargained for the tenant, an HVAC service company.
