Norma C. Tyler and Joulem LLC, both from Houston, bought abutting 0.85-acre tracts on the west side of Stuebner-Airline Road, just north of Louetta Road. Tyler will build a bakery and Joulem, a duplex structure for a salon and beauty supply store.
The tracts were sold for close to the asking price of $3.50 per sf or about $130,000, Tom Condon Jr. with Houston's Betz Commercial Brokerage Inc. tells GlobeSt.com. The parcels were the last of five tracts reserved for commercial development in the subdivision. A dance studio has been built on one tract while ground-breakings are pending for a Karate Dojo school and a dental office for Dr. E. Troy Bonin of Houston.
Tyler intends to build a bakery for RJ Goodies Inc., now operating out of leased space at a nearby H-E-B-anchored shopping center. Condon says he expects ground will break "almost immediately." Completion is planned for August.
Joulem LLC is planning a 5,000-sf building, half of which is earmarked for the owner's salon and the other half to be leased to beauty supply shop, says Condon. It too will break ground immediately, with delivery scheduled in 60 to 90 days.
Condon represented the seller, David M. Lewis, trustee. Jerry Ashmore with the Greater Houston Group represented Tyler. Joulem did not have a broker. Susan Strickland with Alamo Title Co. coordinated the closings.
