The project is being built on the site of a former concrete recycling plant near Interstate 20 and the Glenwood-Memorial Connector. The first homes and some of the planned 50,000 sf of office and 100,000 sf of retail are tentatively scheduled to open in 1Q 2004.

Brewer had initially planned to build the apartments over the retail. He also had planned an undetermined amount of affordable housing and 45 single-family residences.

Initial asking prices for the single-family detached homes are expected to range from $265,000 to $500,000. The townhomes may be marketed from $150,000 to the $400,000-plus level. Condominiums will be in the $120,000 to $200,000-plus range.

Brewer founded Atlanta-based MindSpring Enterprises Inc., an Internet services provider that merged with Earthlink in 1999. Brewer is chairman of Green Street Properties. Glenwood Park is his firm's first commercial real estate venture.
