Caleb Lawson with Houston-based Caldwell Watson Real Estate Group tells GlobeSt.com that Gulf Coast Storage has more than doubled its industrial space with the medium-term lease. Lawson says the tenant relocated from a nearby leased site. Lawson, who represented the tenant, says Gulf Coast wanted plenty of dock doors, an East side location and a deal with good economics. The transaction fulfilled all of those wants.

The multi-tenant building at 8000 Market St. is owned by the Teachers Insurance and Annuity Association of America. The 355,404-sf building is situated on more than seven acres. The lead tenant is South Atlantic Services, which is occupying 74,400 sf while awaiting completion of a build-to-suit. Jim Nelson, with Dienna Nelson Augustine of Houston, represented the building owner in the lease negotiations.
