The new project will feature a bevy of homes and retail space, along with about 1.2 million sf of commercial office space. Phase one of construction is expected to get underway this spring, with initial offices coming on line in the first quarter of 2004. The entire Maple Lawn development is slated for completion in 2012.

Corinthian Realty Partners principal Richard Manekin will bring with hime more than two decades of real estate industry experience. He specializes in representing owners of trophy office properties.

Charles Breitenother hails from CB Richard Ellis, where he has focused his professional efforts on leasing and sales of office space in the Howard County region. Breitenother has been in the business for over 16 years.

Finally, Andrew Cole, a CB Richard Ellis vice president, rounds out the team. His 17-year history involves office leasing, as well as investment sales and consulting services.

"On this project, we had a competition where we invited several regional and national firms to submit proposals," Greenebaum and Rose's Charlie O'Donovan tells GlobeSt.com of the process of securing a leasing team. "Our decision was based on the quality of their presentations."

The series of buildings making up the office segment of the development will all be class A properties, ranging in height from three stories to eight stories tall. The structures will be designed to be competitive with high-end office properties in the central business district of nearby Washington, DC, but they will carry a much lower rate per-sf.

"We will do build-to-suits, out-parcel sales, and straight leasing," O'Donovan adds. "We're trying to be as flexible as possible to attract as many different office users as possible, within the context of commercial multi-story space."
