Scott & Reid of Dallas is making over 11,436 sf for a mid-May move-in by an existing 12,400-sf tenant, First Health Group Corp., headquartered in Downers Grove, IL. The tenant doubled its size after just one year at Royal Ridge 7 at 3623 W. Royal Lane. The four-year lease fills space that's been empty since the building delivered in February 2001, Bob Buell, CarrAmerica's leasing director, tells GlobeSt.com.
About two weeks ago, the Irving-headquartered Globe Aviation Services Corp. took the keys to 9,476 sf with a five-year lease that drove a relocation from within the Irving submarket. The tenant came from a building at Beltline Road and Gateway to Royal Ridge 7, hiking occupancy in the 132,000-sf structure to 97%, according to Buell.
The 100,000-sf Royal Ridge 2 at 8081 Royal Ridge Parkway is now at 80% occupancy due to a tenant expansion and lease extension along with a newcomer to the property. Move-ins are done.
Sedgwick Claims Management, headquartered in Memphis, added 6,998 sf in a three-year lease and extended a 25,541-sf pact for three years beyond the existing expiration, Buell says. ATM Direct Inc. took over 10,705 sf about two months ago for its headquarters.
With the two other Royal Ridge buildings leased to single tenants, it's definitely time to consider the plans on the drawing board. The project lying in wait is a 132,000-sf design that's a sister building to Royal Ridge 7. Buell says CarrAmerica's plan that's in hand could start construction on a week's notice.
