Guidance Software will relocate from its corporate headquarters of the past five years at 572 E. Green St. in Pasadena to new office space at Walnut Plaza near Old Towne, also in Pasadena. The software company signed a 10-year, $7.7-million lease for 27,383 sf in a three-story suburban office building at 215 N. Marengo Ave. Guidance will move in soon to 2 1/2 floors of the building. Cushman & Wakefield Inc.'s John Minervini, Robin Dodson, Erik Larson, Ted Simpson and Shayna Rimel from the Downtown Los Angeles office represented the tenant. The building owner, Walnut Plaza LLC of Pasadena, represented itself.

In the other lease, pharmaceutical and health-care services firm, Modern Health Care, is relocating from Pasadena to the Huntington Drive Business Center in Monrovia after signing a seven-year, $3.7 million lease for 24,244 sf, which it is expected to occupy soon. The firm will occupy half of a previously vacant 48,588-sf single-story office building at 110-154 E. Huntington Dr. Minervini, Dodson and Larson represented the tenant, with Todd Doney, Nico Vilgiate and Charlie Smith of Insignia/ESG's Downtown Los Angeles office representing the business center owner, Lend Lease Real Estate Investments of San Francisco.
