The 4,700-sf, 11th floor of 1818 Market St. is offered on a sublease through March 2005 at $15 per sf, full service. The 13,520-sf second floor of 111 Presidential Blvd. at the BalaPointe Office Center in Bala Cynwyd is available on a sublease through January 2006 for $17 per sf, full service.

Both properties would command at least $10 per sf more in better times, according to fourth-quarter 2002 data on average asking rental rates from several local-area sources. The Bala Cynwyd property is a renovated class-A building, and 1818 Market St., a 40-story high-rise built in 1974, is in the city's top, West Market St. submarket.

The local office of Smith Mack & Co./Oncor International is marketing both properties.
