IDI/J.P. Morgan, owners of 100 N. Gary Ave., was represented by Mike Sedjo of CB Richard Ellis. Grubb & Ellis' Bruce Granger says Advanced Beverage Solutions is moving into a building with 28 feet of clear height, double that of its previous location in neighboring Schaumburg, where the company had about 10,000 sf. However, the biggest selling point was crossing the county line, he claims.
"The tax breaks they will realize from the move was the main factor," says Granger, noting a lower tax rate in DuPage County compared to Cook County.
Although the lease rate was not disclosed, asking rates in the area are about $5 per sf.
