Bridge Street Properties has not begun marketing the space to any prospective users as yet, Thompson states. Construction on the project should be completed by December of this year.
The new building is part of a development and restoration plan for the company's nine-acre project that began in 1992. The firm previously restored One Bridge St., a fully leased 105,000-sf office building.
In addition, the company has plans to make restorations to Two Bridge St., a 70,000-sf building. Currently, that property has approximately 25,000 sf of space leased and occupied. The restoration of the Two Bridge St. building is projected to cost up to $3.5 million to finish.
"The building setting will be unlike any other in Westchester County or even the New York Metropolitan area," says Thompson. "We are building a state-of-the art, technologically advanced facility that will complement the existing campus and surroundings, and we expect to attract a single large tenant who will appreciate the benefits the site has to offer."
Asking rent for space at the new building will be priced at $40 per sf, he adds. The three-story, loft-like building that will face the Hudson River will feature DS3 fiber optics from Verizon, T-1 connectivity and on-site support from existing tenants, plus a host of amenities, such as onsite parking, outdoor riverfront patio areas, and maintenance.
The new building is designed to comply with New York's Green Building Initiative. It will incorporate building products made from recycled materials, optimizing interior space for work stations and energy efficient windows, lights and appliances.
Constructed on the west side of the existing complex, the new building will be the largest commercial real estate development in Irvington with 52 businesses employing approximately 550 workers.
The complex was originally the home of Lord and Burnham Horticulture Manufacturing Co., a designer and builder of greenhouses and conservatories at the turn of the 20th century, including the National Conservatory in Washington, DC, the New York Botanical Gardens, the San Francisco Conservatory and the Lyndhurst Conservatory in Irvington.
