Seismic Ventures Inc., a five-year tenant, signed a medium-term lease for 8,541 sf in an 135,000-sf office building at 12603 Southwest Freeway in a deal negotiated by Rob Banzhaf and Randy Lee, an NAI Partners Commercial team in Houston.
Banzhaf tells GlobeSt.com that their client shopped the market and looked at several options in the southwest submarket. But, the existing landlord's offer of "attractive deal terms" convinced the seismic data processor to stay put, he says.
The 85%-occupied building is owned by a Dallas-based limited partnership, Captains Portfolio. Melissa Carlisle in the Houston office of Dallas-based RM Crowe Co. represented the owner.
In another renewal, Alliance Shippers Inc. of Englewood, NJ, held tight to 5,979 sf at 2424 Wilcrest Dr., a 44,067-sf office building in Houston. Carl Corbin of Houston's Reliance Property Resources represented the tenant. Brad Marnitz and Drew Lewis, another NAI Partners Commercial team in Houston, represented the building owner, GPW-2424 LP of New York City in the transaction.
