The report, compiled by Robert S. Benton & Associates, shows that the average occupancy rate in the metro Denver area in March was 56.6%, compared with 56.4% in March 2002.The average room rate rose slightly to $84.93, from $81.07 a year earlier.

The year-to-date average occupancy rate was 53.9%, compared with 54.1% a year earlier and the average room rate was $82.54, compared with $81.11 in 2002.

Downtown Denver hotels charged the highest room rates at an average of $130.52 per night. Downtown's average occupancy rate in March was 65.9%.

Hotels near DIA boast the highest occupancy rate at 74.1%. DIA hotels had an average room rate of $74.35.

In another major submarket, the tier one hotels along the southeast suburban corridor had a 56.5% occupancy rate, at an average room rate of $81.70.
