The Office Building Group of Irvine-based Snyder Langston was the general contractor for the project, which was developed on a three-acre site that is part of a 40-acre parcel planned for future projects as well. The first Vantis project as a five-story office building and 726 at-grade parking spaces, with insurance company Safeco Corp. of Seattle as the anchor tenant.
The Aliso Viejo facility serves as a center of regional operations for the insurance firm, which occupies all but 55,000 sf of the 177,000-sf building. Developer Shea Properties is marketing the remaining 55,000 sf in spaces as small as 1,500 sf.
Designed by McLarand, Vasquez, Emsiek & Partners of Irvine, the 177,000-sf building features structural steel-frame construction finished in pre-cast concrete and glass. It features landscaping designed by SWA of Laguna Beach.
Bradley Pontius, development manager for Shea Properties, says the next project to be developed at the 40-acre Vantis site will be a build-to-suit, but further details of that project have yet to be decided.
