Mitch Conlee of the Camarillo office of Daum Commercial Real Estate says the Pacific Prime partners purchased the property from Ransco Industries for approximately $5 million. The facility is strategically located on 7.6 acres at 1440 Statham Parkway, with 700 feet of frontage along Oxnard Boulevard. Conlee represented Ransco Industries and teamed with George Eales and Mike Walsh, also in Daum's Camarillo office, to represent the buyers as well.
Ransco, which manufactures simulator and emission test facilities for the auto industry, erected the building for its own use in 1985. In the last six months, the firm relocated its manufacturing activities to Minneapolis. The company retains administrative, sales and engineering offices on Solar Drive in Oxnard.
Conlee, who says the former Ransco building is "rare in the market for its size," reports that the facility is now available for lease, with Conlee, Eales and Walsh as the listing agents. The building is a concrete tilt-up design with 21,000 sf of office space, fenced and gated yard, outside storage and 364 parking spaces.
Earlier, partners Dolin and Hager acquired a 240,598-sf property on 14.7 acres in Ventura and a 112,000-sf building in Simi Valley, both Daum deals.
