Bear Valley Office LLC, the seller, paid $1.15 million to the L.C. Fulenwider Co. in 1994, according to property records obtained by GlobeSt.com.
That equates to a 252% return, before costs of any improvements are factored into the sale. The city values the property at $983,500 for tax purposes.
Barry J. Higgins and Eric J. Kimose of the Denver office of Marcus & Millichap handled the transaction for the seller.
The 63,771-sf office building, adjacent to the renovated Bear Valley shopping center, is at the southeast corner of Wadsworth Boulevard and West Yale Avenue.
