The center, which treats and educates children with emotional and behavioral problems, plans to renovate the existing 59,000-sf structure currently on Parker Hill Ave. and construct an 11,000-sf addition. Meredith Baumann, a spokesperson for the Boston Redevelopment Authority, tells GlobeSt.com that the agency has approved the center's purchase of the building, a now-vacant former skilled nursing facility, and its proposed renovations.
Besides the additional structure, which will be put up at the rear of the building, the center plans to put in outdoor play areas and 81 parking spaces.
The center's current location was sold to Lyme Properties which plans to redevelop the site for biomedical research uses. The building, located within the Longwood Medical Area, home to concentration of medical and academic institutions, is about 40,000 sf and reportedly was sold for $23 million. The city estimates that Lyme Properties' biomedical project will generate an estimated $2 to $3 million in annual property taxes.
The center's project requires a zoning change as the site lies within two zoning districts. The front developed portion of the site lies within the New England Baptist Institutional sub district, while the back, largely undeveloped portion of the site, lies within a multifamily residential sub district. The BRA has recommended that the zoning changes be allowed.
